Commercial Income Producing Properties

Commercial Cash Outs
In both commercial and residential income properties and cash outs, Private Capital LLC can arrange short and long-term mortgage financing based on the overall equity in the property.
Typically, a loan-to-value ratio of 60-70% will be used to determine the amount of money that can be loaned. Consideration will be given to the quality of the tenants in your income-producing property, and to the terms of the signed leases.
Private Capital LLC does not lend money on Owner Occupied Residential property.
Hard Money Construction Loans
Rehab Projects
Private Capital LLC can arrange Rehab financing for commercial and residential investment property.
Our lenders combine both acquisition and rehab funds into one package with escrow paying out rehab subcontractors as the work is performed and inspected.
Typically, the borrower will own the existing property or have 10-20% of the package price into the deal. Our lender will provide the remaining funds based on "as completed" appraisals and a broker's price opinion.
Rehab loans are short-term and normally are written for six months to one year.
Commercial Land Loans

Raw Land & New Construction
Private Capital LLC can arrange funding for raw land provided all plans and permits for construction are in place and ready to be pulled. We can also arrange short-term loans for raw land based upon your valid contract for sale.
Typically, loans made on raw land will be limited to 50% LTV.
Construction funds for new buildings can be 100% funded based on "projected value" appraisals and Broker's price opinions. Construction loans are normally made for six months to one year.
