Private Capital LLC does not lend money on Owner Occupied Residential property.

CONSTRUCTION FINANCING

New Construction
Rehab Projects

Private Capital LLC can arrange financing for commercial projects and high-density residential investment property.

Our lenders combine both acquisition and construction funds into one package with escrow paying out contractors as the work is performed and inspected.

Typically, the borrower will own the existing property or have 15-25% of the package price into the deal as cash. Our investors will provide the remaining funds based on 'as completed' appraisals and other professional price opinions.

COMMERCIAL LAND LOANS

Raw Land & New Construction

Private Capital LLC can arrange funding for raw land provided all plans and permits for construction are in place and ready to be pulled. We can also arrange short-term loans for raw land based upon your valid contract for sale.

Usually, loans made on raw land will be limited to 50% LTV.

Construction funds for new buildings can be 100% funded based on 'projected value' appraisals and Broker's price opinions. Construction loans are normally made for six months to two years.

BUSINESS EXPANSION & NEW PRODUCT DEVELOPMENT

Private Capital LLC can arrange joint-venture and private equity funding for all worthy business products, product expansion, new product development and business expansions.

Typically, this funding is based on a negotiated participation percentage with the investor and a matching of your and the investors long range goals and objectives.
