Rounded Corner Border Commercial Hard Money and Semi-Hard Money Mortgages
  1. INITIAL CONTACT is made by the borrower or broker to Private Capital LLC. We will ask you to provide us information about the project, how much funding you are looking for, purpose of the funds, value of the property, and the amount of current equity. We will tell you within 48 hours if we feel we can find the funding for your deal.

  2. AN ENGAGEMENT AGREEMENT for our services will be sent to you for signature. This agreement will outline the services we will provide and the fee we will charge to document, summarize, underwrite and place your loan package in front of our investors. We will also spell out our fee for success when funding is completed.

  3. DOCUMENTS & DETAILS will be requested. Once we have received and reviewed all documents, we will prepare a loan package for presentation to our network of private investors.

  4. DUE DILIGENCE is conducted by Private Capital LLC on behalf of the investor.

  5. INVESTOR generates a letter of interest or a Funding Agreement Contract for your review and acceptance. This document will serve as notice that a lender is interested in making an investment subject to confirmation and Due Diligence of the information provided by you.

  6. LENDER generates a firm commitment.

  7. LOAN CLOSES.

The time to closing is dependant on whether the project is international or domestic and the origin of the funds.

Generally, funding can take from 30 days to 90 days depending on the complexity or the project and the flow of requested documentation.

Note: Private Capital LLC keeps all due-diligence and processing fees to a minimum. We look to cover the costs of third-party opinions, creation of the investor package, meetings with professionals and investors to accurately reflect the true costs involved. We do not treat the due diligence process as a profit center.
