- INITIAL CONTACT is made by the borrower or broker to Private Capital LLC. We will ask you to provide us information about the project, how much funding you are looking for, purpose of the funds, value of the property, and the amount of current equity. We will tell you within 48 hours if we feel we can find the funding for your project. If so:
- AN ENGAGEMENT AGREEMENT for our consulting services will be sent to you for signature. This agreement will outline the services we will provide and the fee we will charge to authenticate, confirm, verify, document, summarize, underwrite and place your loan package in front of our investors. We will also spell out our fee for success if funding is completed.
- DOCUMENTS & DETAILS will be requested and due diligence will begin. Upon the successful completion of due diligence, we will prepare a loan package for presentation to our network of private investors.
- INVESTOR generates a letter of interest for your review and acceptance. This document will serve as notice that a lender is interested in making an investment.

- LENDER generates a firm commitment.
- LOAN CLOSES.
The time to closing is dependant on whether the project is international or domestic and the origin of the funds.
Generally, funding can take from 90 to 150 days depending on the complexity or the project and the flow of requested documentation.
